Assignment Task
Our office has secured a contract to provide our Professional Services to a the Multi-family, High-rise Residential Condominium Developer, on the basis of our innovative Prototypical Unit Layouts that we presented. We will be working with our partners, a Community Housing Provider, and the City of Toronto, to provide subsidised housing, as well as a Community and Daycare Facility. In order to maximize the site potential, the Developer has included Retail and Office space as a part of the program brief. This also relates to the City of Toronto use strategies for this area of the city.
The Residential Unit Layouts required are as follows: Condominium Apartments – Total 300-400 Suites

Retail Areas
- Street Related Retail Shops, Medium Format Grocery Store (4,500 SM)
Office
- Office Suites, Corridor, Washrooms (1,000 SM)
Community Centre
- Reception, Games Room, Drop-in Clinic, Meeting Rooms, Washrooms (1,200 SM)
Daycare
- Reception, Offices, Care Rooms, Washrooms (400 SM)

Presentation requirements include
- Site Plan showing the building location, Roof Plan Notes, Sustainable Features, Landscaping
- Overall Floor Plans, Apartment Suite Plans with furniture
- Four Elevations with shade, shadow, and materials rendering
- Two Sections with sustainable features noted and detailed
- Graphic images: freehand sketches and CAD
Students will work individually to complete the above requirements. Presentation will be to a standard format ledger printed page.
